Is this a good/fair lease deal on a 2017 REX?

MSRP: $56,000
Selling Price: $53,000
Incentives $10,000
Fees: $1175
Net Cap Cost: $44,175

Money Factor: .00137 (APR 3.29%)
Residual: 58%
Residual Value: $32,480
Lease Term: 36 Months (10,000 mi)
Taxes (Florida 6%, included in payment)

Total Payment: $455.32
Total Due at Signing: $455.32
 
It looks reasonable to me.
I could nit pick it a bit and ask if the cap cost includes the fees, but it's already a 21% discount from MSRP.
You might be able to lower your payments some if you didn't roll the fees and tax into your payment. That way you wouldn't be paying interest on them but it would be more cash due at signing. Just a thought.

I'd assumed they're including the $7500 tax credit in the "incentives", thus the "off MSRP" would be $3000 (dealer) + $2500 (factory?) so that's less than 10% of MSRP in reality.

I'd say the deal is fairly standard, at least using NorCal as a comparison point. A fully loaded i3 REx would lease for around $450/month with zero down.
 
That would be $16,391 for the 3 years. Out here in NorCal, we usually see leases under $15k. Keep going after them to lower the price.

Just know that you should negotiate the total lease price. Then your monthly payment is (total payment - down payment) / term. The lower you get the total cost and the more you put down, will lower your monthly payment.
