Good deal on this lease?

About to pull the trigger on this deal (24 mo, 10k)

And here’s the package they’ve offered:
MSRP = 49,900
Discount = 7184.20 (includes tax credit)
Lease cash = 5500
Fees = 425

Cash down 2999 + fee’s
24 mo @ $229

Their residual is 63% for 24 mo @ 10k and the mf = .00125

The residual for 36 mo @ 10k is 53% which is the length I'd prefer but I think the 24 mo is the better deal.

Thoughts? (And yes, will avoid any cash down.)
